Why am I selling a gold mine?

This is one of my small business's which I no longer have time to run.

It has a professional website and great signage. A very modern studio treatment area in an excellent location. I have maintained the treatment price at £199.00 which takes 1 hour 15 minutes. This gives 85% clear profit after costs for each treatment. Currently running at 15-30 treatments a month. Summer is very popular but slows down in winter. Oh, did I mention that there are virtually no advertising costs?

I have built this 1 Hour teeth whitening service over the last 11 months and was an instant success. Making huge profit in month one and continues to do so.

Everything is in place with all the operating niggles smoothed to perfection. The buyer will continue to make money with this business very little hassle.

Return on investment from this business would be very quick. Four Months operation would yield enough profit (at current rates and client flow) to repay the initial outlay.

All fixtures and fittings, equipment is included as well as any stock.

This business has run at a positive cash flow since opening and has no debts to it's name.

All consumables and staff costs are pay as you go. Ordering stock and staffing as and when needed, freeing you up from fixed costs. 	Lease Terms:	None. I rent it on a month to month basis from my friend who owns the building where he also runs his hairdressing business from. Very nice chap. This means no lease! But it depends what the pro's and cons of using a lease. All I can say is that the owner of the building has been there 15 years and would not dream of causing any future problems. There would be no problems simply paying him cash or direct debit. It doesn't stop you negotiating a lease or rental agreement for yourself.

	Location:	Located on a very busy road with where traffic travels 20mph. A very nice sign gets traffic to the website and telephone. Approximate volume cars passing the frontage is 1000-3000 per day. There is easy parking for clients.

Competition

There are little pockets of competition in a 5 mile radius, but they have had little or no effect on our growing client list.

Growth Potential

Growth potential is huge.

The business operates at about 30% capacity but we still get 5-8 clients a week.

I have plans in place but not implemented to enhance the new owners prospects. These include very cost effective advertising strategies and a tie in with a 5000 member gym in Lincoln.

Support and Training Offered

Full training is given to the new owner OR a current member of staff. I will offer support for as long as needed.

I am selling this little baby as it has been nurtured by me and all the work has been done to give the new owner a very nice main business or a part time sideline. 5 Clients a week give you £750 a week clear profit and it does that standing on it's head.

Summary of Business Hours

All you will need to run this business is someone bright and friendly who will be fully trained by me. They will need to answer the telephone Mon-Fri 11am - 7pm. The rest looks after itself.

Treatments are carried out between 11am and 5.30 pm. There are some Sat/Sun on occasions, but this is no problem as the two staff are part time and cover 90% of the week.

So in summery, the staff are in place so all you need is someone I will train to answer the telephone from 11am - 7pm. These average about 2-5 calls and emails a day. The telephone number for the salon can be forward to any telephone so a work at home scenario is defiantly worth looking at. So an owner/operator would simply need a mobile phone a quiet room and a few forms to hand and wait for the calls and emails.

I have 2 Part time staff living 10-15 minutes from the studio and have never let me down.

They are fully trained and certified by Beyond Europe and are very good with the clients.

They simply turn up and do the job. We have not had a single complaint in all the time we have been open.
