THE PREMISES The beautiful Grade II listed building is somewhat of a landmark building in the town and the hotel itself shares the ground floor of the building with an Italian restaurant from a well known and respected chain of Italian restaurants in the area. Currently utilities are split 1/3 to the restaurant owners and 2/3 to the hotel.
The reception to the hotel is from the side of the building and the hotel has a very large painted wall sign, as well as a traditional eye-catching hanging nameplate sign and its own rear carpark for 14 vehicles, which is an extra advantage in Battle itself.
In total, the hotel has 22 letting bedrooms all with en-suite bathrooms - most of which have baths with a shower over. All rooms are furnished with t.v. and tea and coffee making facilities, and one the most attractive features of this charming property is the central spiral staircase which is mentioned in several books on local history.
Overall, the bedrooms are decorated and furnished to a reasonable standard, two of which have 4-poster beds, one of which also has a fantastic double size jacuzzi bath and easily commands a Bed and Breakfast price of £120-£125 per night.
The family rooms are equipped with one double bed and one single, however there is also a double with bunk beds and cots are also available for guests with very young families.

THE TENURE The premises are held on the balance of a renewable 20 year lease running from January 2003 to January 2023 with a current rent of £35,000 per annum. The business is currently run by the owner and his wife, with the assistance of a breakfast Chef and a reliable team of cleaners. Although in the recent past it was run by a manager and his wife with part time staff and some input from the owner.
The declared turnover of the hotel for the last financial year was in the region of £163,000 including VAT, leaving a reasonable profit for an owner or husband and wife partnership. However in our opinion, if a new owner was to invest in improving the current standard, then a considerably higher room rate could easily be achieved. The current room are rates inc breakfast are single £45, £60-£70 for doubles and twin bedrooms, £85 for a family room and £85 for the 4-poster bedroom.
As the hotel only provides a Bed and Breakfast service, as the major portion of the ground floor is occupied by the restaurant and with so many good local restaurants, cafes and public houses, guests are more than spilt for choice, the current kitchen facilities are limited, but as a consequence the business is easily run and ideal for a husband and wife team with help from part-time staff and in our opinion with the right approach has the capability to double the existing turnover.
