LOCATION
The business is located in the beautiful East Sussex town of Lewes between the main High Street and the railway station. Lewes is situated close to Brighton and Hove about 5 miles to the south, with Crawley located approximately 20 miles to the north.
The shop has been around in Lewes for more than 20 years, making it one of the longest established confectionery outlets in Sussex.
The business offers fine Belgian and English chocolates and truffles as well as locally sourced ice cream, a large selection of fudge and Turkish delight, wedding favours and corporate gifts, amd the premises are located very near the main High Street.
THE PROPERTY
The business occupies a charming 'traditional' looking lock-up shop unit, which has a large glass frontage with wide display windows and a sign-written fascia name board over.
An offset entrance door leads into the shop, which is attractively presented with the interior mainly set up as retail space, plus an office/kitchen/store area to the back.
The main retail area houses several serve-over counter display units and has various display shelves helping to display and promote the current range of products on offer and there is a small free-standing air conditioning unit used to control the temperature within the shop during the summer months.
THE TENURE
We understand that the current lease will expire in September 2012, and that the landlord is happy to renew the lease when it expires, or to grant an extension if preferred. Rent is payable at approximately £2,400 a quarter, together with a quarterly Service Charge of approximately £400. The current Business Rates, after Small Business Relief, are about £3,000 per annum.
THE BUSINESS
The chocolate shop started more than 20 years ago and the current owners bought the business in July 2005 and this easily run business is now being offered for sale due to the recent illness of one of the owners.
About 90% of the products are Belgium and Swiss, with the balance from England. Over the years the business has always searched out new suppliers, often from abroad.
The shop stocks around 60 varieties of Swiss and Belgian chocolates and truffles at all times, which are varied regularly, as well as fudge and Turkish delight. The business also stocks Audrey's Chocolates from Hove and ice cream locally made from Sussex based Willetts Farm. Chocolate bars include Lindt, Cote D'or, Willies and Montezumas.
The business also offers special boxes for orders by post and offer prompt delivery anywhere in the UK, with a truly individual service. There is also a well presented website and considerable scope to increase online trade with the sale of luxury chocolates and truffles ready packed.
The business has a profitable track record, with turnover at £50,018 for the year ended March 2009, £54,789 for 2008 and £50,327 for 2007. Turnover for 2010 is around £52,000 and £53,000 for 2011, and it is felt that in the hands of a new enthusiastic owner and with an increased range of stock, that the business turnover would easily increase.
