SITUATION
The business is situated in a narrow and historic street in the town centre. The restaurant is in a highly visible position which is supplemented by the 2 large municipal car parks to the front and rear of the property.
BUSINESS
The current owner has advised us that the property was purchased in 1996 and was structurally unsound. Over the next 9 months the property underwent major renovation which we understand included strengthening foundations and the rebuilding of the gable wall, new floors, rewiring, new fire alarm system, new central heating system, 2 x 70 litre cylinder Megaflow hot water system, new shop front, new sash windows, guttering and reroofed.
Internally the property was completely refitted and redecorated. High quality Karndean flooring was fitted throughout the trading areas and non-slip surfaces fitted in the kitchen, bar area and disabled toilet.
Today, this restaurant is full of high quality fixtures and fittings giving it an eloquent atmosphere.
The ground floor is light and airy, with seating at timber tables and chairs for 24 diners. There is a bar servery with counter, drinks refrigerators and coffee machine. The kitchen is set off to the side and is fully equipped with modern stainless steel equipment and an extractor hood.
The first floor restaurant is accessed from the ground floor and can seat approximately 40 diners. The ladies and gentlemen’s toilet are fitted with quality sanitary ware and are well decorated and maintained.
There are storage facilities as well as a large walk in freezer.
The business trades as a café Monday to Saturday serving a food from 10.30am to 3.00pm, ranging from a full English breakfast, breakfast paninis, bacon sandwiches, salads, sandwiches wraps, coffees, wines and beers, cakes, scones, biscuits and daily specials from the blackboard.
The Bistro opens Thursday, Friday and Saturday evenings from 6pm with last food orders being taken at 8.30pm.
There is definite scope to increase the trading hours however our clients have chosen not to pursue this as they both have other business commitments which restricts the time they can commit to the restaurant.

We are advised that the property has a Premises License in place.
